Assumptions: 4.59% nominal annual interest for 24 months, then 6.49% for the remaining 276 months. The latter is a variable rate held constant only for illustration. Interest is calculated monthly on the outstanding balance and rounded to pennies. Payments are recalculated at month 25; the final payment clears the balance. No overpayments, missed payments or fees other than the £999.00 upfront fee. No valuation, legal, tax or insurance costs are included. The model APRC is the annualised monthly cash-flow return using the advance less the upfront fee; it is an illustrative calculation, not a regulated quotation.

Hazel puts the rate card to work
Hazel Twitch wanted buying a fictional treehouse. Her first question was how soon the funds would be needed, not how large a percentage would fit on a poster. The branch manager opened the Treehouse Mortgage rate card, circled the access rule and made a separate line for fees. Pip tried to classify the pencil as a deductible snack; the ledger remained unconvinced.
Hazel follows the example below exactly, rather than assuming the headline rate applies to every amount for every day. This character and quotation-free account are invented, not a real customer review.
Other mortgage terms in the story
There are no overpayments in the repayment table. The separate early-repayment illustration would charge 2% of capital repaid early during months 1–12, 1% during months 13–24 and zero after that; those charges are excluded from the scheduled-payment total. The £999 fee is paid upfront rather than added to the advance. This is not a loan offer, affordability decision or property valuation.

What the example does not promise
